Bottom Line Finance has referral arrangements with a number of professionals who work within the construction industry.
Mortgage & Finance Brokers, Architects, Town Planners, Designers, Engineers, Bankers & Lenders, Quantity Surveyors, Real Estate Agents, Financial Planners, Accountants, Lawyers or other Property Development focussed Consultants.
If you are an advisor who helps developers, you can add further value by pointing your clients in the right direction regarding financing.
How it Works
Simple:
1. Make yourself know. Just send a quick email to loans@bottomlinefinance.com.au and we will give you a call back (or give us a call if that works better for you).
2. Introduce the client – we can talk about the preferred method for an introduction when we speak.
3. We do the rest i.e. work to get the clients deal funded.
4. You get paid (if you want to). If you are so inclined, we forward an agreed referral fee once the deal is funded.
Brokers
Bottom Line Finance welcomes brokers to get in touch and discuss how they can leverage our networks to assist with deals that they are not in a position to assist borrowers with directly. Generally a broker is not positioned to assist a developer because:
a) They are focussed on home loans and other types of lending and prefer to partner with a specialist, or
b) They are not permitted to approach non-panel lenders and cannot source lender interest from those lenders they have available.
Since the Banking Royal Commission, a number of aggregators have stopped brokers from seeking funding arrangements for borrowers outside the approved panel of lenders. This is designed to mitigate risk (for broker and aggregator) however it also means brokers and their borrowers are left high and dry when it comes to funding deals off panel. With private/off-panel lenders growing in market share all the time and banks reducing their lending to development projects, brokers need reliable off-panel referral partners to funnel deals to so they are not burning quality leads from good clients.
By referring, you avoid the risk associated with a direct engagement (and keep your aggregator happy) while still generating revenue. The client remains yours and we pay referrals for every deal we fund with your client now and in future.
This means, you can still provide solutions for a your developer clients without the headaches.
